Primary and Secondary Major Metropolitan Markets

ELIGIBLE PROPERTIES
Office, Retail, Multifamily, Hotel, Industrial, Mixed Use, Self-Storage, Manufactured Housing

SECURITY
First Lien Mortgage

TERM (YEARS)
5 – 10 years

AMORTIZATION (YEARS)
25 – 30 years

MAXIMUM LOAN TO VALUE
75% or higher in some cases

MINIMUM DSCR
1.25x Multifamily   1.35x Office/Industirial      1.4x Hospitality

INTEREST RATE
Applicable treasury or LIBOR plus 200 – 400 bps, floors may apply based on current bond yields

RECOURSE
Non-Recourse, except industry standard carve-outs

ASSUMABLE
Permitted, subject to Lender's Approval and 1% assumption fee

BORROWING ENTITY
Entity acceptable to Lender, with sufficient experience, liquidity and net worth

RESERVES
Real Estate Taxes, Insurance, Replacement Reserves, TI/LC (if applicable), and others as reasonable determined by the Lender
